The three essential insurances for landlords

Non-occupant owner insurance (PNO)

Covers your rented property against claims (water damage, fire, civil liability), even when the tenant is insured or during rental vacancy. Mandatory in co-ownership since the ALUR law.

Home multi-risk insurance (MRH)

For a furnished rental or a home you occupy, MRH protects the building and contents against the main risks. The tenant is still required to insure their own rental risks.

Rent-guarantee insurance (GLI)

Compensates the landlord for unpaid rent and often covers damage and legal costs. Subject to conditions on the tenant's solvency (effort rate).

Frequently asked questions

Is PNO insurance mandatory?

It is mandatory for co-ownership properties since the 2014 ALUR law (at minimum a civil-liability cover). For a detached house that is rented out it is not legally mandatory, but it remains strongly recommended: it covers rental vacancy, the tenant's lack of insurance and your liability as an owner.

What is the difference between PNO and MRH?

Home multi-risk (MRH) insures the occupant of the property (tenant or owner-occupier). Non-occupant owner (PNO) insurance covers the landlord who does not live in the property: it steps in to complement, or in the absence of, the tenant's insurance.

Can I combine GLI with a guarantor?

No, as a rule. Since the law of 6 July 1989, a landlord cannot combine rent-guarantee insurance with a personal guarantee for the same lease, unless the tenant is a student or apprentice. You must choose between GLI and a guarantor.
