The tenancy agreement: what the law says
The residential lease is the written contract binding the landlord and the tenant. For a primary residence it is governed by French law no. 89-462 of 6 July 1989 and must follow the standard contract set by decree no. 2015-587 of 29 May 2015: identity of the parties, description of the property, duration, rent and charges, security deposit.
The minimum duration is 3 years for an unfurnished rental (individual landlord) and 1 year for a furnished rental. The rent, the revision terms and the security deposit amount (one month's rent excluding charges when unfurnished, two months maximum when furnished) must appear in the contract.
This generator produces a contract compliant with these requirements, ready to complete and sign. The information entered is neither stored nor shared. Remember to attach the information notice (mandatory), the technical diagnostic file (energy performance, risk statement and, depending on the home, lead, electricity, gas, noise), the inventory of fixtures and, for a furnished rental, the furniture inventory.

What should be attached to the lease?
The information notice set by ministerial order (mandatory), the technical diagnostic file (energy performance certificate, risk and pollution statement and, depending on the home, lead exposure report, electricity and gas installation reports for installations over 15 years old, noise diagnostic), the entry inventory of fixtures, and for a furnished rental the inventory of the furniture. In a condominium, an extract of the rules regarding common areas is also required.
