Am I eligible for rent-guarantee insurance (GLI)?

What is the maximum effort rate for GLI?

Most GLI insurers require an effort rate of about 33%: the rent including charges must not exceed one third of the tenant's net income, i.e. income of at least 3x the rent. Some policies accept up to 35%.

Can GLI and a personal guarantor be combined?

No, as a rule. Since the law of 6 July 1989, a landlord may not combine rent-guarantee insurance (GLI) with a personal guarantee for the same lease, unless the tenant is a student or apprentice. You must therefore choose between GLI and a guarantor.

Which income is taken into account?

The net monthly income of the tenant household: wages, but also, depending on the insurer, retirement pensions, rental income or benefits. This test uses the net income you enter; the insurer will ask for the matching supporting documents.

Does this test guarantee acceptance by the insurer?

No. This test checks the main criterion (the effort rate) but each insurer applies its own rules: type of employment contract, probation period, seniority, guarantor, past incidents. Only the insurer's review of the file is a decision.
