Calculate your annual rent revision with the IRL index
Each year, the rent may be revised using the rent reference index (IRL) published by INSEE, provided the lease contains a revision clause. Enter the current rent, the reference quarter and the effective date: this calculator applies the statutory formula (art. 17-1 of the law of 6 July 1989) and gives you the new capped rent. No sign-up, no data stored.
Rent revision using the IRL
The rent reference index (IRL) is published every quarter by INSEE. It is used to revise once a year the rent of homes let unfurnished or furnished, provided a revision clause appears in the lease. Revision is optional for the landlord and never retroactive: it takes effect on the day it is requested.
The revision date is the one set in the lease (often the anniversary date). The landlord has one year from that date to request it; the revision then takes effect on the day of the request, with no back-payment for the elapsed months. After this one-year deadline, the landlord is deemed to have waived the revision for the elapsed year (art. 17-1 of the 1989 Act).
A revision can never impose a rent reduction: if the IRL falls, the rent is maintained. It is also suspended for homes rated F or G on the energy performance certificate (thermal sieves), whose rent is frozen.
How is the new rent calculated?
The statutory formula is: new rent = current rent × (IRL of the reference quarter of the revision year ÷ IRL of the same quarter the previous year). The reference quarter is the one stated in the lease; failing that, it is the latest index published on the signing date.
For example (illustrative values), with a rent of €800 and an IRL rising from 140.00 to 141.68 (+1.2%) between the same quarter of two consecutive years, the new capped rent is €809.60. The calculator uses the up-to-date INSEE series and rounds the result the way the administration does.
This calculation concerns the rent excluding charges. Recoverable charges and, where applicable, a rent supplement are handled separately and are not indexed to the IRL.
Frequently asked questions
When may I revise the rent?
Once a year, on the date set by the lease's revision clause (usually the signing anniversary). Without a revision clause, no annual increase is possible. The landlord must request the revision within the year following the revision date, otherwise it is lost for the elapsed year; it takes effect on the day of the request, with no retroactivity.
Which IRL quarter should I use?
The quarter stated in the lease's revision clause. If none is specified, use the latest IRL index published on the signing date. The revision compares that index with the same quarter of the previous year.
Can the rent fall with the IRL?
No. If the IRL of the reference quarter is lower than the previous year's, the rent is simply maintained: a revision can never impose a reduction. It remains optional for the landlord.
Can I revise the rent of a thermal sieve?
No. Since the Climate and Resilience law, the rent of homes rated F or G on the DPE is frozen: it can be neither revised upward nor increased on re-letting until the home has been renovated to reach at least class E.
