PNO, MRH, GLI: three policies, three roles
Non-occupant landlord insurance (PNO) covers the landlord who does not live in the property: water damage, fire, civil liability, including during rental vacancy or when the tenant is not properly insured. It is mandatory for units in a co-ownership since the ALUR law (at least civil-liability cover, art. 9-1 of the law of 10 July 1965) and strongly recommended for a single-family house.
Home multi-risk insurance (MRH) is the occupant's policy. The tenant has a legal obligation to insure against rental risks and to give you a certificate every year (art. 7 g of the law of 6 July 1989). As a landlord, your role is to request that certificate at move-in and at each renewal; failing that, you may take out a policy on the tenant's behalf and recover the cost.
Rent-guarantee insurance (GLI) is optional: it compensates the landlord for unpaid rent and often covers damage and legal costs. It requires a solvent tenant (effort rate, income usually at least 3x the rent including charges) and cannot be combined with a personal guarantor, except for a student or apprentice tenant.

Frequently asked questions
Is PNO insurance mandatory?
It is mandatory for homes in a co-ownership since the ALUR law of 2014 (at least civil-liability cover). For a rented single-family house it is not legally mandatory but remains strongly recommended: it covers rental vacancy, the tenant's lack of insurance and your owner's liability.
What is the difference between PNO and MRH?
Home multi-risk insurance (MRH) covers the occupant of the home (the tenant, or an owner-occupier). Non-occupant landlord insurance (PNO) covers the landlord who does not live in the home: it steps in on top of, or in the absence of, the tenant's insurance.
Can I combine GLI with a guarantor?
As a rule, no. Since the law of 6 July 1989, a landlord cannot combine rent-guarantee insurance with a personal guarantee for the same lease, unless the tenant is a student or apprentice. You must choose between GLI and a personal guarantor.
