Can your home still be let under the DPE rules?
The French Climate and Resilience law progressively bans the letting of thermal sieves. Enter your home's DPE rating and the lease date: this test shows whether the property can be let, from when it will be banned, and whether its rent is already frozen. No sign-up, no data stored.
The rental-ban timetable
The Climate and Resilience law of 22 August 2021 progressively bans the letting of the most energy-hungry homes, measured by the energy performance certificate (DPE). A home whose consumption is too high is deemed unfit and can no longer be the subject of a new lease, a renewal or a tacit extension.
The timetable is as follows: class G banned since 1 January 2025, class F from 1 January 2028, class E from 1 January 2034. These deadlines apply to new contracts as well as renewals and tacit extensions: an ongoing lease is not terminated, but at its next expiry the home must meet the required decency level.
For leases signed, renewed or tacitly extended since 24 August 2022, the rent of homes rated F or G is also frozen: it can be neither revised upward (IRL) nor increased on re-letting, and no rent supplement may be applied.
Electrically heated homes: the factor drops to 1.7
The DPE converts electricity consumption into primary energy with a factor. Lowered from 2.3 to 1.9 on 1 January 2026, it is set at 1.7 from 1 January 2027 by an order of 19 August 2026 (Journal officiel of 26 August). For the same consumption, an electrically heated home may gain one or two classes; homes heated with gas, oil or wood are little or not affected.
A valid DPE keeps its original label. To rely on the new class, download the free label-change certificate from ADEME's DPE-Audit Observatory using the DPE number; it remains valid until the DPE expires. The recalculation only exists for DPEs carried out since 1 July 2021: for older ones, only a new DPE gives an up-to-date label.
An electric home rated G or F can therefore become lettable again without works. Enter your DPE number in the test above: it estimates the new label from ADEME's public data.
What to do if my home is affected
The solution is energy renovation: insulation, change of heating system, ventilation, joinery. An energy audit, mandatory when selling thermal sieves, identifies the works that gain one or more classes. Moving from G or F to E lifts the ban and the rent freeze.
Grants exist to finance these works (MaPrimeRénov', zero-interest eco-loan, energy-saving certificates, local aid). As the DPE is valid for ten years, a new diagnosis after works is needed to record the change of class.
This test relies on the timetable in force. It gives an indication; only a DPE carried out by a certified assessor is authoritative for establishing the home's real energy class.
Frequently asked questions
Can my electrically heated home change class without works?
Often, yes. The electricity factor used by the DPE drops to 1.7 on 1 January 2027 (order of 19 August 2026), after 1.9 in 2026. The existing DPE keeps its label until you download the free label-change certificate from ADEME's DPE-Audit Observatory. It only exists for DPEs carried out since July 2021.
From when is a class-G home banned from letting?
Since 1 January 2025, a class-G home no longer meets the decency standard for any new lease, renewal or tacit extension (in mainland France). Class-F homes will be affected on 1 January 2028 and class-E homes on 1 January 2034.
Is an ongoing lease called into question?
It is not terminated: the ban applies to new contracts, renewals and tacit extensions. A lease signed before the deadline continues until its term, but on extension the home must meet the new decency level. The tenant of an unfit home may also ask the landlord to carry out the necessary works.
May I increase the rent of an F or G home?
No. Since 24 August 2022, the rent of homes rated F or G is frozen: no annual IRL revision, no increase on re-letting and no rent supplement. The freeze is lifted once the home has been renovated to reach at least class E.
How do I get out of the ban?
By carrying out energy-renovation works that gain at least one class (insulation, heating, ventilation). A new DPE after works records the change of class. Grants such as MaPrimeRénov' or the eco-loan can finance part of the cost.
