Calculating the maximum rent
The ceiling per m² is multiplied by a surface coefficient of 0.7 + 19 ÷ S (S = surface area taken into account), rounded to two decimals and capped at 1.2, then by the surface area.
Example in Bordeaux (zone A), 45 m²: coefficient 1.12; adjusted ceiling 14.64 × 1.12 = €16.40/m²; maximum rent 16.40 × 45 = €738 per month excluding charges. Bordeaux also applies rent control: the lower of the two ceilings applies.
